Q: Where can I find a complete list of Ocmulgee Banks deed restrictions and covenants?
A: A complete list of deed restrictions and covenants can be found in a PDF file under the Ownership page/Tab Covenants.

Q: Do I have to build on my 5 acre tract, and if so, what are the requirements?
A: Each tract is 5 acres or larger, and owners are NOT required to build on their tracts. If the owner opts to build, the covenants require either a Southland Log cabin or a stick-built lodge of at least 900 square feet on the ground floor (heated floor space), and NO mobile homes are allowed. More detailed building information can be found in the covenants under Use Restrictions and Rules/Section 3

Q: Can I camp on my tract?
A: We have created a special RV camping area. This area is nicely groomed and equipped with 30 and 50 amp electrical hook-up, dump station, and water. Camping is not allowed on the individual lots.

Q: How much do the 5 acre tracts cost?
A: Prices for the lots are $200,000 and $250,000. The tracts by the two gated-entrances are $200,000 each. The tracts by the large food plot in the northwest corner are $250,000 each. Q: Are there association fees? If so, how much?
A: Each lot owner is required to pay annual wildlife management fees estimated to be $1,500. The fees are managed by the Ocmulgee Banks Community Association (elected by property owners - composed of property owners,) and are to be used for wildlife and habitat management activities. As stated in the covenants, the Association may decrease or increase fees based on the projected budget for the upcoming year by a majority vote. Please see attached budget sheet.

Q: Will city utilities be available on my tract?
A: There is underground electric to each lot, and underground fiber optic cable (which includes access to phone lines, high-speed internet service, cable TV, and home security.) This is a premium service for a country location! The Pulaski County Health Department has inspected each lot, and supplied a letter that states it is appropriate for a septic tank. Each lot owner will supply their own well.

Q: How many guests may I invite to hunt or fish?
A: Each property owner and his immediate family (including children up to 23 years old) will have deeded access to 2,300+ acres of land managed specifically for wildlife. In addition, guests of property owners also will be allowed to hunt with the restriction that the total guest's harvest of any property owner shall not exceed the equivalent to two bag limits, the limit of two. Guests accompanied by a property owner shall also be permitted to use the rifle range, archery range, and other non-consumptive activities. Guests accompanied by a property owner may attend official Ocmulgee Banks events and seminars, and travel along designated roads and trails. Q: Will there be hunting restrictions?
A: The Board may establish from time to time hunting and fishing game limits or special rules and regulations to conserve the quality and habitat of wildlife. These game limits and rules will be published and distributed to all property owners at the beginning of each hunting season. All game limits and rules will be strictly followed at all times by all property owners and their families and guests. Q: As a property owner, what will I have deeded access to?
A: The community association (property owners) will be deeded all the common property, including but not limited to: 2,300+ acres of wilderness land for your choice of outdoor recreation, 40X80 metal barn with a bathroom, skinning shed and walk-in cooler, all agricultural equipment for food plot development and maintenance, property maintenance equipment, timber harvests revenues (per guidelines in covenants and easements).
